Famco Crown Repair Nationwide

Every visit starts with

Level 1 sweep and inspection to the NFPA 211 annual standard - flue, crown, cap, and flashing checked and photographed

Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

Famco Crown Repair: The Waterford Owner’s Guide

If you have a Famco chimney crown that’s cracked, spalled, or letting water into the chase, we stock and install Famco-compatible crown repair parts right here in Waterford, and most repairs run between $425 and $900 installed. The crown is the concrete or metal cap that sits on top of your chimney chase, and when it fails, the first sign is usually a water stain on the ceiling near the fireplace or a rusty chase cover. Waterford’s freeze-thaw cycle does a number on crowns: hairline cracks open up every winter, water gets in, freezes, and by spring you’ve got a crown that looks like a jigsaw puzzle.

We keep Famco replacement crowns, crown kits, and the stainless steel hardware that goes with them on the truck, so most Waterford crown repairs are done in a single visit. If yours is a Famco galvanized crown, you’ll want to hear what we’ve seen before you spend money patching it.

Which Famco Models This Applies To

Famco makes crowns and chase covers for most of their manufactured and prefab chimney systems, but the crown repair we do most in Waterford is on their galvanized and stainless steel chase-top models. The key thing to know is that Famco crowns are ordered by the outside diameter of your chase, not by the flue size. Measure the outside of the chase top at its widest point, then match that to the Famco size chart: they run in sizes from roughly 12″ x 12″ to 30″ x 30″ and some rectangular variants. If you measure the flue only, you’ll order a crown an inch too small and wonder why it doesn’t seat.

Famco crowns come in two material flavors: galvanized steel, which is the original equipment on a lot of late-1990s and early-2000s builds here in Waterford, and stainless steel. Galvanized rusts at the corners first, especially where the crown meets the chase. Stainless holds up far better. We’re an independent shop, not affiliated with Famco, so we’ll tell you straight when an aftermarket stainless crown is the smarter long-term buy than an OEM galvanized replacement. For most Waterford homes within five miles of the Sound, stainless is worth the extra cost.

Signs Your Famco Crown Repair Is Failing

  • Water staining on the ceiling near the chimney. The crown is the first line of defense against rain. When it leaks, water follows the chase down to the ceiling line and shows up as a brown ring that keeps coming back.
  • Rust streaks down the side of the chase or chimney. Galvanized Famco crowns rust from the edges inward. Once you see iron bleed down the chase, the crown is well past patching territory.
  • Flaking or crumbling concrete. If your Famco system has a poured concrete crown, the Waterford freeze-thaw cycle turns hairline cracks into chunks. You’ll find small pebbles of concrete on the roof or in the gutter.
  • Draft issues that weren’t there before. A cracked crown lets air into the chase, which disrupts the flue draft. If the fireplace has a harder time drawing and you can’t blame the wood, the crown is a likely suspect.
  • Animal sounds in the chase. A crown gap bigger than a quarter is an open door for squirrels and birds in Waterford. If you hear scratching behind the chimney chase, something found its way in through the crown.

Replacement Cost & What’s Included

In Waterford, a Famco crown replacement runs $425 to $900 installed, depending on the size of the chase and whether it’s galvanized or stainless. A smaller galvanized crown on a standard 12″ x 12″ chase sits at the lower end. A stainless crown, or a larger rectangular chase, pushes toward the higher end. The price you hear on the phone is the price on the invoice: Wendell and his crew don’t do the bait-and-switch thing.

Included in every crown repair: removing the old crown, scraping and prepping the chase top, installing the new crown with new fasteners, and sealing the seams with high-temp silicone rated for chimney use. The crown itself is roughly half the price; you’re also paying for the trip up the ladder and the fact that it’s done right. Every Waterford crown job carries the 90-Day Done Right Promise in writing: if it leaks or seats wrong, one call brings the crew back at no charge. And remember, $40 off any repair over $200 applies here.

DIY or Call Us?

You can do a ground-level check: look at your crown from across the yard with binoculars, look for rust streaks, and check inside the fireplace for water stains. You should not be on a roof with a caulk gun if you don’t have roof experience and fall protection. A crown repair on a Waterford two-story chase means hauling tools up a ladder, working at height, and if you drop a fastener onto your asphalt shingles, you’ve just created a second repair.

The place DIY usually fails is the sealing. Famco crowns need high-temp silicone applied in a continuous bead, and a gap the size of a toothpick is still a leak. We see DIY patch jobs in Waterford all the time where someone spent a Saturday caulking and the stain came back in six months. If you want it done once, call (860) 390-4899. Wendell will tell you if a repair will hold or if you’re better off replacing. If it doesn’t need doing, he’ll tell you that too.
